Savings made across the Group

Every pound we spend on behalf of your needs goes towards providing safe, well-maintained homes and modern, reliable customer services, to enhance and improve your experience as our customer.


Throughout the year our team recorded 200 examples of times when they’ve been able to make changes which has resulted in savings of between £200 and £30,000, supporting our assurance to provide you with value for money.


For example, by using steel sheeting instead of replacing the timber structure at a site of garages, we were able to save £30,000. We also renegotiated a contract to service fire alarm systems across Hampshire, Somerset and Wiltshire, and were able to cut the cost by £25,000, saving customers living in the affected areas from having to pay extra service charges.


Additionally, our facilities team renegotiated one contract down by £13,264 and reduced the length of the contract. All savings like these are reinvested into maintaining and building more homes and providing modern, reliable customer services.

Property services highlights

We invested just under £80m during the year on maintaining and ensuring your homes are safe to live in. We have included some of the highlights of our work below.

  • 1,126 new heating systems installed
  • 787 new kitchens installed  
  • 376 new bathrooms installed
  • 577 roofs replaced, including outhouses
  • 1,048 properties had a disability adaptation.


Maintenance

  • 110,961 repairs completed
  • 86,758 of these completed by Aster trade colleagues
  • 21,864 emergency repairs completed
  • 19,028 electrical repairs
  • 20,582 plumbing repairs
  • 20,858 carpentry repairs
  • 19,417 gas repairs
  • 4,039 groundworks completed
  • 2,261 drainage repairs
  • We completed 81% of repairs on time and 79.4% of repairs on the first visit  


Servicing and compliance 


A total of 60,905 servicing and compliance checks completed, including:

  • 22,070 fire system related checks
  • 6,947 water related checks
  • 3,257 lift and access equipment checks
  • 22,179 gas services completed - 99.89% of our homes have a valid gas safety compliance record
  • 5,556 electrical test and inspections


Neighbourhood maintenance 


A total of 17,199 estate works were completed over the year, including:

  • 9,159 grounds maintenance works
  • 3,182 caretaking jobs
  • 1,074 bin cleaning and emptying  
  • 241 tree maintenance  


We employed 49 apprentices across the Group during 2021/22, 42 of which started their careers in our Maintenance teams.
